Have your home valued in Leiden and the surrounding area

Do you need an official valuation report for a mortgage, renovation or another financial decision? The Registered Valuer at REMAX Makelaarsgilde assesses your home's market value professionally and independently, with in-depth knowledge of the property market in Leiden and the surrounding area.

A valuation provides more than a figure: it also shows how that figure was reached. The valuer inspects the property, compares relevant market data and records the findings in a detailed report. If required for the purpose of the valuation, the report is submitted to the NWWI for validation.

How is market value determined?

The valuer visits the property and assesses, among other things, its type, location, floor area, layout, structural condition, level of maintenance and facilities. Recent sales of comparable homes and current local market conditions are also taken into account.

The result is supported by a valuation report setting out the property's characteristics, comparable properties used, relevant points to consider and its assessed market value.

When do you need a valuation report?

A valuation report may be needed for, among other things:

  • Financing the purchase of a property;
  • Increasing, adjusting or refinancing your mortgage;
  • Financing a renovation or sustainability improvements;
  • Dividing assets in a divorce or inheritance;
  • Tax or administrative purposes;
  • Insight into market value for other financial decisions.

Requirements may differ by lender and situation. Therefore, state what you need the report for in your application. The valuer can then determine in advance which conditions the valuation must meet.

NWWI validation and NRVT registration

Our Registered Valuer is registered with the Dutch Register of Property Valuers (NRVT). For many mortgage applications, the lender requires a validated valuation report. In that case, the report is checked by the Dutch Home Value Institute (NWWI). This shows that the report and its supporting evidence meet the applicable quality standards.

Valuation report or free property valuation?

These are different services. A free property valuation gives you a no-obligation indication of the potential selling price and helps with plans to sell. A formal valuation is an official, independently prepared assessment with a detailed report, intended for a mortgage or other formal purpose.

How a formal valuation works

  1. You request the valuation and explain why you need the report.
  2. The valuer checks that the instruction can be carried out independently and discusses the terms and costs with you.
  3. The property is inspected and the necessary information is reviewed.
  4. The valuer substantiates the market value and prepares the report.
  5. Where required, the report is validated by the NWWI and then delivered to you.
