The sales process
Seven steps to selling your house in Leiden
We have created a clear seven-step process to selling your house in Leiden. In this way, you always know what to expect and what to take into account.
1 - Determine the asking price
Our agent will make an appointment to determine the value of your home. He or she will identify the positive selling points and any problem areas.
2 - Publicity
We have a lot of promotional materials at our disposal that help us increase the chance of a sale, such as flyers, advertisements, and newsletters. A professional photographer will take photos of your home. Together we will plan a viewing to attract as many potential buyers as possible. Your home will also be published on property portals like Funda and Jaap.
3 - Is your home sellable?
It's important that your home is neat and tidy, especially during viewings. Before we can put your house on the market, we will create a strategy with you to determine the best asking price.
4 - Viewings
You will discuss all developments regarding the sale of your home with your agent. It's important to make an effective plan and to schedule viewings carefully. Your agent will make viewing appointments with potential buyers. You do not have to be home during a viewing.
5 - Negotiations
We will do our best to get you the highest possible offer on your home. The entire process will be done in close consultation with you. If your home generates a lot of interest, your agent will determine the right course of action.
6 - The deed of sale
If you accept the offer, we will draft a deed of sale and discuss this with you in detail. Your house will be officially sold when you sign the deed; however, the buyer has a three-day grace period.
7 - The notary
A signed deed of sale, a copy of your driving license, a copy of your ID, and other important documents will be reviewed and discussed with the notary.
You and the notary will carefully review all of the documents a second time before the sale of your house is official.
